LISTENER– during our initial conversation/meeting, I am a listener. Starting to paint a picture of what home will make you the happiest is my main goal. Based on your financial ability, I am also able to ensure your wants will match with the prices/homes in the location you desire.
MARKET ANALYST– consumer information can reach overload very quickly. Using pricing principles and methods to analyze current market conditions, I work to get the home you want for the best possible price in today’s market. My ability to simply and effectively interpret data and connect the dots will give you a clear, realistic view of the actual market you want to buy into. With this knowledge, you should be more comfortable making the decision on what home to buy without the #1 Buyer Fear…‘Am I Paying Too Much’?
HOME SHOWING CONSULTANT– I’ve earned certifications in Green Homes as well as a general home working knowledge through various mandated Continuing Education courses. I can comment on various aspects of a home while viewing properties with you. Please note this will never usurp the recommended aspect of engaging an engineer inspector to perform the highly skilled role of providing a whole house condition report.
FACT CHECKER– before you sign a contract, I will verify municipal aspects of a home. This includes a review of the Municipal Building Folder to ensure legality and permits are in place. In addition, a confirmation of the exact taxes of the time with the Tax Dept. in the home’s location.
NEGOTIATOR– early on, I will ask you details on your loan and finances, all in strict confidence as my REALTOR® Code of Ethics demand. My goal is to figure out what POWER you might have that gives you the advantage over other Buyers OR makes your offer a ‘must accept’ to a Seller. I consider your money, down payment, debt ratios, possession time, and willingness to consider ‘out of the box thinking’ terms. When making a bid, I want to package your POWER into the best offer terms to negotiate with the Seller and their representative. Note that regardless of my experience and negotiating skills, we may be making an offer to a Seller who doesn’t want to negotiate OR doesn’t need to if property has a multiple offer situation.
COORDINATOR– from the moment your offer is accepted, the 2-3 mth long transaction begins. Buyer Fear #2 starts as well and that is ‘I’m Not Exactly Sure of All the Next Steps’. Rest assured I will settle your fear. As each step is ready to start, I communicate with you exactly what is expected, what you will be required to do and from my business experience, provide possible pitfalls and what you need to be aware of. I will do this for each of the 6-7 major sections of your entire purchase transaction.
